The challenge

A beautiful resort, still a building site, in a crowded luxury market.

The resort sat on a quiet stretch of coast with forty villas and a remarkable view. It also had no reviews, no guest photographs and, for most of the campaign, no finished rooms. Competitors with decades of reputation were spending heavily in the same four markets.

The owners needed the opening season booked to fund the second phase of building. They did not want discounts, because a resort that opens on price rarely recovers its rate.

  • No guest reviews and no finished interiors to photograph
  • Four source markets with very different travel habits
  • A firm rule: no opening discounts

Our approach

Sell the feeling of the place, and let restraint signal the price.

One hour of the day

We built the whole campaign around dusk, the hour when the pool, the sea and the sky meet. It was the one thing we could photograph on site from day one, and it said more about the resort than any room shot could.

Six weeks of dusk on the pool deck: the campaign’s single subject.

Fewer words, finer details

Each piece carries one image and one sentence. Interiors were shown as precise 3D renderings of materials, lit at the same hour, so the finished villas would match what guests had been promised. Printed invitations for past guests of the owners’ other properties used heavy cotton stock and a single line of foil.

The printed invitation: one sentence and a single foil horizon.

Timed to each market

Releases were staggered by market, matched to when each audience books its summer. Short films ran on social channels first, followed by print in a handful of chosen titles, then a private booking window for the invitation list.

The outcome

Sold out early, at full rate, with a waiting list.

The opening season sold out six weeks before the first guests arrived, at the full published rate. Over a fifth of bookings came from the printed invitations alone. The resort opened with a waiting list and has kept its rate ever since.

We opened as if we had been here for years. The campaign gave us that confidence.

Managing Director, luxury resort group

The dusk image and the one-sentence rule now guide every season’s campaign, so the resort sounds the same in year three as it did on opening night.
